The role of a Notaire is to provide you with  legal advice.

However, for certain purchases and sales (generally concerning larger or older properties) we do recommend the additional services of a local Property Lawyer. This is not obligatory. We feel that this is money well spent and gives ‘peace of mind’ and an extra layer of protection to such transactions.

Notaire’s fees (buyer)

These amount to circa. 1% of the sale price and are included in the total legal costs, stamp duty and state taxes which amount to between 6 and 8% (variation subject to value of property). So be prepared to pay 6-8% on top of the purchase price to cover fees. For a new build, fees = 4% of the purchase price. Notaire fees can only be included in the mortgage for French tax payers. If you pay tax in another country, you will have to fund the notaire fees yourself. You can choose your own notaire or use the same one as the vendor. Up to you but there is no cost saving in this. Once formalities are completed you will receive a detailed statement of costs.

Agency fees/commission

This is the responsibility of the seller in so much that the fees (c.5.15%) are included in the sales price.
